This is due to a number of factors: lights in common areas (halls and parkade) being on 24 hours per day, electric motors in constant use (make up air fans to common halls) and (in the summer) central air conditioning. Grandin Green has addressed this in a number of significant ways.

Allgraph.gif (5101 bytes) common hallway lights are motion activated using an ultra sensitive sensor; the result is that as soon as an occupant begins to open their door the lights are turned on and stay on until the hallway is once again vacant (emergency lights by the stairwell remain on for safety). While on 24 hours a day the parkade light is provided by Metal Halide fixtures which are 75% more efficient than florescents.  

Having isolated each suites fresh air intake system, the size of the make up air system for the common hallways is reduced by over 80% thus significantly reducing motor size and consumption. Taken all together, these features result in a building that is projected to use less than 25% of the amount of power just for common area lighting and less than 50% in overall power consumption.
